The Directors of Kingston Morehen have extensive experience with blocks of flats, having worked for and with Managing Agents for many years. Whilst the firm does not act as Managing Agents, we can provide a full range of surveying services for flats and have a very good understanding of the unique nature of flat-living, from the perspective of Managing Agents, Leaseholders, Landlords and Management Company Directors.
We can assist on a one-off or ad-hoc basis, or on a long-term basis, and can advise on planned maintenance, routine and cyclical maintenance, health & safety matters, Asbestos management, fire risk assessment matters, lift maintenance and a wide-range of other matters.
We can undertake defects investigations and can specify, schedule and tender for maintenance and repair projects, acting as Contract Administrator or Surveyor. Where required, we can take on the role of Principal Designer under the CDM Regulations 2015.
We are also able to deal with insurance or warranty claims, provide insurance reinstatement cost assessments, provide advice on Landlord & Tenant Consultation procedures, undertake valuations for lease extensions or collective enfranchisement, and deal with First Tier Tribunal (Residential Property Chamber) matters relating to property maintenance matters.
Finally, we can deal with neighbourly matters, including Party Wall Awards, Landlords' Licence to Alter and Access Licences.
